Perhaps the most important room our homes where we need great lighting, is the kitchen. Our kitchens should be happy and bright places, particularly since we spend so much time in them.  Kitchens are the real gathering room – the heart and hub of our home.  A kitchen is usually the first stop when we reach home, a place where keys and phones are dumped, mail sorted, homework reviewed and of course – eating and lots of conversation.

Check out this lovely Kitchen below.  Here is an example of great kitchen lighting.  Take note of the LED recessed lighting in the ceiling to provide overall light.  Notice the under cabinet LED task lights to brighten corners and make recipe reading easy.  Add in two great chandeliers over the island, a large window over the sink, French doors lighting the eating area and the reflection off the white marble island and you have great kitchen light.

Next, notice the detail in this light and bright kitchen – in all white.  There is major outside light bouncing everywhere in this crisp white space.  Notice the second row of upper cabinets, all with glass doors.  The ceiling beams help create an orderly pattern and provide a perfect spot to hide the recessed lighting.  Once again, notice the very large windows of the sink and dining area.  This is indeed a happy space.

Check out the huge skylight in the ceiling of this symmetrical kitchen.  I love the long table down the center where not only meals can take place, but extra space for cooking or baking – or even that perfect homework spot.

This next Kitchen says “light” from the start.  With a cased opening entry with transom above to the vaulted tongue and groove wood ceiling, complete with a skylight and half moon windows over the stove hood and sink, to the under cabinet lighting, this Kitchen just sparkles.

Welcome to “Chandelier” by Jan Walker.

Great lighting can make a home sell at the top of the market.  Well placed lighting, lamps, chandeliers or spots can actually create a feeling of warmth and can uplift the spirit.  Rooms that are dark will turn off a buyer faster than the green swamp swimming pool. 
Every room in a home has a “best view”.  It is the view that a photographer would focus on when setting up a shot.  You can focus a buyer’s attention in a particular room on the best view by skillfully lighting up that area with table lamps, angled spot lights or even better – with a spectacular ceiling mount light fixture or chandelier.

With the right lighting rooms look larger, more decorated.  Don’t be afraid of a great chandelier or one that you think might be too large.  A big light can be spectacular as long as the ceiling height can take it.  Never hang a light fixture lower than the top of your tallest friend or relative.  Never hang a chandelier so low over a table that you can’t see the top of the head of your guest sitting across the table from you.  

Just make sure you are prepared to part with that great light fixture on closing day, because once a buyer sees it – they are going to want it.  If you can’t part with that Paris flea market find, Venetian crystal beauty or Great Grandma’s bedroom fixture – replace it with something else that looks almost just as good, without the memories – prior to listing and crate your beauties in the garage.  You might even want to cover them with a sheet…  no sense tempting the future  buyers!
